Do you have examples of plans we can look at?

Yes, we have book plans in our office that you can review to get ideas. Book Plans are available for purchase at a discount, provided no changes are made to the plans.

What kind of projects do you do?

We do additions, remodels, custom homes, commercial projects, site plans, and energy forms (as long as we created the plans). We can also handle the submittal of our plans and assist with the permitting process for an additional fee.

Do you guys help with selecting of materials for the build?

We do not handle selecting materials for the build because the price of materials constantly fluctuates; therefore, we don't want to lock our clients into a specific choice. We leave material selection up to the builder and your suppliers.

What do I need to submit for permits?

In Yakima County and the City of Yakima, most homes need at least: Two (2) copies of your finished plans, two (2) copies of a site plan, two (2) copies of Energy Form, two (2) copies of Truss and Floor Engineering (You can usually get this from most lumber yards - we can help you find one if you need). *Some projects may need more if it is commercial or it requires engineering. Projects only need Engineering if the walls exceeded 11' on a single floor (normal two-story or more are fine), or it's a commercial building over 4000 sqft. The county may request additional documents or Engineering, depending on your location.

Do you guys handle the build?

We don't handle the build, but we do design plans and can help you obtain everything you need to obtain permits, allowing you to proceed with the build. We can help coordinate with your builder of choice or assist you in finding a builder and work with them to develop the plans.

How much do you charge?

We charge by the square foot, which varies depending on the project. However, one of our draftspersons can provide a quote for you free of charge during your first meeting. We charge by the hour ($95.00) for site plans, and the average site plan takes 5-6 hours.

How long is design process?

The average timeframe is around 6-8 weeks after the deposit. The typical timeframe begins at 6-8 weeks after the deposit is paid, which allows us to start work. However, projects involving engineering do tend to take longer.
